We provide our landlord and tenant clients with a fully comprehensive service at every stage of the residential letting process, delivering a professional, friendly and flexible service, managing properties for optimum performance, whilst ensuring smooth running tenancies and compliance with the various landlord and tenant laws.

Finding a tenant is always a concern for landlords, however we make this an easy process for you by utilising our connections and marketing skills to find a tenant quickly, always ensuring that your tenant is suited to your property.

Our aim is to provide an efficient and friendly service to all types of landlords regardless of the property type or location. New landlords are always welcome and we offer the guidance necessary to assist in quickly and efficiently finding your first tenant.

Of equal importance is the need to build successful relationships with all our landlords in order that new tenants can be found in the future with the minimum of inconvenience.

We take great care over the selection of suitable tenants for the properties that are available to let. When receiving instructions from landlords we carefully assess their requirements and endeavour to select tenants that are as closely matched to these initial instructions as possible.

The Stringer Estates rental services include:
  • Introduction of the client.
  • Draw up and witness a tenancy agreement.
  • Hold the relevant bond.
  • Collect the monthly rental income.
  • Check regular payments of the utility bills.
  • Inspect the property at the commencement of the tenancy agreement.
  • Note the electrical & water meter readings at the commencement of the tenancy agreement.
  • Retain the tenants agreed inventory list.
  • Inspect the property at the closure of the tenancy agreement.
  • Note the electrical & water meter readings and confirm payment of.
  • Check original inventory list and where necessary deduct from the bond any monies required for damaged or missing items, above & beyond normal wear and tear.
  • Throughout the tenancy period, Stringer Estates will issue a monthly statement of account.
  • Where instructed, Stringer Estates will make the necessary monthly payments of the rentals income tax charges to the local authority, for a nominal, subsidiary fee.

 

Our professional standards & systems allow our customers to enjoy a very competitive pricing structure. 

Three to six months let, the equivalent of half a full months rental income.  Six months let & over, the equivalent of one months full rental income.
